ANY RESTRICTIONS FOR RENTAL?
Yes, there are restrictions for rentals. The State of Florida does not allow owners to stay in their unit more than 30 consecutive days after check-in, and no more than 180 days per 12 consecutive months.
AM I OBLIGATED TO STAY IN MY UNIT A MINIMUM AMOUNT OF DAYS PER YEAR?
No. There is no law obligating a unit owner to occupy his unit a minimum amount of days per year.
WHAT ARE THE SERVICES OFFERED BY THE HOTEL?
The hotel will offer services such as caretaker, valet, bellman, and 24/7 reception.
CAN I MODIFY THE LAYOUT OF MY UNIT?
Yes. It is possible to modify the layout, with the approval of the constructor.
CAN I MERGE TWO OR MORE UNITS?
Yes. It is possible to merge units, with the approval of the constructor.
WHAT IS THE AMOUNT OF MUNICIPAL TAXES TO ANTICIPATE?
The municipal taxes will be set yearly at approximately 2% of the value of the unit determined by the city.
WHAT IS THE FREQUENCY AND THE STRUCTURE OF THE DEPOSITS?
3 different deposits for 30% of the price:
10 % at signature of the sale contract.
10% at the start of the construction (ground breaking)
10% at 1st Floor
ANY SPACES RESERVED FOR
ELECTRIC VEHICLES?
Yes. There will be parking spaces equipped with charging
stations reserved for electric cars.
WHO SETS THE RENTAL RATES OF EACH ROOM?
Rates will be established by the hotel management company. Prices will always be accrued according to market conditions.
WHAT IS INCLUDED IN A PURE RESIDENCE UNIT?
Every unit comes fully furnished, including high-end appliances. Unit finishes include Quartz counter tops, ceramic floors, and more.
IS THE PARKING INCLUDED WITH THE UNIT?
The parking space is for exclusive usage and available to whoever occupies the unit.
WHEN IS CONSTRUCTION SCHEDULED TO START AND WHEN WILL DELIVERIES BEGIN?
Construction is scheduled to start during the summer of 2017. Deliveries will start 18 months after the beginning of construction, towards the end of 2018
ANY CONDO FEES?
Yes. Monthly condo fees will be of approximately $0.91 per square foot.
ANY TAX TO BE ADDED TO THE UNIT PRICE?
No.
ANY SPACES RESERVED FOR BICYCLES?
Yes.
ANY STORAGE ROOMS AVAILABLE FOR PURCHASE?
